Draught Stopping Kelburn

Draughts increase the likelihood of dropping temperatures within households. A damp home is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating out of a hole or gap, then it’s most likely a gap or hole which needs sealing in some way. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and allow air to enter or exit from the house need seals. For example, if the open fireplace isn’t being used, it can create draughts. This must be sealed off. Property managers and landlords are responsible for making sure that these draughts are stopped as much as possible.

There is no need to block gaps or holes which are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow movement of the building as the house warms and cools to allow them to be opened and closed rather than securing. We will inspect all doors and windows during your Healthy Homes assessment of your rental property.

Kelburn Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building; you have to make sure there is somewhere for surface or ground water, and to prevent it from getting inside. When it is about damp and water, it’s usually what you don’t see that can become a big problem and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with efficient drainage to eliminate storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure the water is able to go and that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your rental has an enclosed gap between your flooring and soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from entering the property. It also helps in preventing from causing damage to the flooring insulation.
