Draughts may lead to less temperature in homes. A damp house will cost more to heat, which means wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or a clear draught from a hole or gap, then it’s most likely a gap or hole which requirements sealing in somehow. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that let air in or out of the home require to be sealed. For example, if the open fireplace is not in use, it may cause draughts and must be sealed off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed whenever imaginable.

There is no require to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows could be required to allow for movement within the building as the home warms and cools to allow them to be opened and closed rather instead of being stuck. We will examine the windows and doors during your Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure well-being houses

Heating Miramar

Miramar rental properties require a reliable heating source which can warm the largest or main living room to at least 18degC, even during the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements for it to be permanent (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters aren’t considered acceptable heating options for those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it must include the thermostat. This will make the heating more reliable and efficient. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartments, a smaller fixed electric heater might be enough.

If the living area already has a fixed heating source such as a heat pump, then it might just require an update to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard because they’re expensive, inefficient and/or unsafe to run.

Each living space within a rental property must have at least one openable window or exterior door to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms should be equipped with an venting fan outside to eliminate moisture.

This ventilation standard is about recognising it is that dry air is easier to heat and that an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms kitchens and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway are not considered liveable and don’t need an opening window or door.

Every window, door or Skylight needs at least to open to the outside while remaining set in an opening position in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and every other room of your home that has a bath, shower and cooktop or another humidity-generating items will need appropriate extractor fans that can be vented out to the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Miramar

The insulation of the ceiling and underfloor has been compulsory for all rent homes as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation is in line with standards that are in line with the latest quality. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be added or replaced.

A well-insulated house will help to control condensation, and decrease the risk of mould and damp, and also makes an easier task to the house to hold warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Miramar Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building it is also about the outside. You must ensure there is somewhere for surface, rain as well as groundwater to move, and to prevent it from getting into the building. When it is damp and moisture, it is usually not apparent that it can become a big problem and end up causing damages to your investment and harming the tenant’s health.

Rental properties should be equipped with effective drainage to eliminate the stormwater and surface waters, and ground water, including the proper outfall or runoff. Making sure that water has a proper place to go, and it can’t linger underneath the buildings is an essential part of keeping your property dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between the floor and ground, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier usually a sheet of polythene that is placed over the ground, to block any moisture present in the ground from accumulating into the building. It also helps to prevent moisture damage to the underfloor insulation.
