Healthy homes matter

What are the reasons why Healthy Homes Compliance so important?

About 1 in 3 households rent the property in New Zealand and Wilton, and research has shown that these rental homes are more likely to be colder, older, are not as efficient heating and tend to be of poorer quality than homes that are owned by the owner.

The damp, cold and mouldy houses are associated with negative health outcomes, particularly for illnesses such as colds and flu, asthma and cardiovascular conditions. In addition, people who report four or more major house quality problems often experience poor life satisfaction and lower mental wellbeing.

Improving the standard of Wilton rental property can help tenants enjoy better mental and physical health as well as lessen interruption to learning, work and daily life due to illness. Your investment will also be better safeguarded from mildew, mould and damp damage, meaning less costs of maintenance in the long-term.

Draughts can lead to lower temperatures in houses. A humid house costs more to heat, resulting in wasted energy and increased bills.

If a draught can be felt from unreasonable gaps or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or a clear draught from a gap or hole and you can feel it, it is most likely a gap or hole that requirements sealing in somehow. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air into or out into your home require the sealing. For example, if an open fireplace is not in use, it can create draughts. This should be blocked from. Property managers and landlords are accountable for making sure that these draughts are stopped in the maximum extent possible.

There is no require to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows could be necessary to allow movement of the building when the household warms and cools in order to let them be closed and opened instead of than securing. We will check all windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy homes

Heating Wilton

Wilton rental properties must have a fixed source of heating that is able to heat the principal or the biggest living space to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs for it to be permanent (i.e., not portable) and at minimum 1.5 kW of heating capacity and have the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine whether the installed heater(s) are adequate or whether you will require to "top up" with an additional heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it should be equipped with the thermostat. This will make the heating more uniform and effective. For most homes, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like apartments with small spaces small apartments, a smaller electric fixed heater might be enough.

If your living space already has a central heating source, like a heat pump, then it could require an update to meet the standards. Some types of heaters can’t be used to achieve the quality because they’re expensive, inefficient or are unsafe to operate.

Ventilation Wilton

Each liveable space in a rental property must have at least one opening door or window to offer natural airflow. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor to take moisture away.

It is the ventilation quality is about recognising the fact that dry air is more easy to heat and that the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable and don’t require an opening window or door.

Each window, door or skylight needs at least open to the outside, but remain fixed in an open position in order to allow ventilation and fresh air ventilation.

All bathrooms and kitchens and every other room of your home that has a bath, shower cooker or any other water-generating appliance will require suitable extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space, including suitable extractor fans in high moisture areas.

Insulation Wilton

Insulation for underfloor and ceilings is required to all rental homes as of July 1st, 2019. Property managers and landlords should ensure the insulation meets the new standard. In some instances, an existing insulation on the ceiling or in the sub floor space might require to be filled with or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of mould and damp, and it will make an easier task to allow the household to retain warmth.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance and is a measure of how well the insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Wilton Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building It’s about having to make sure there is somewhere to allow surface, rain as well as groundwater to move, and stop it from coming into the building. When it is damp and moisture, it is usually those things that you aren’t aware of that can cause a lot of trouble and cause damage to your investment as well as affecting the tenant’s well-being.

Properties that are rented must have efficient drainage to get rid of rainwater, storm water and ground water, which includes an appropriate runoff or outfall. Making sure the water is able to go and that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between the floor and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground, in order to block any moisture present in the ground from getting into the building. It also helps to prevent water damage to the floor insulation.
